FWIW, you can use a F-150 to pull it, but a diesel is more happier.

Nope. Its still a Recreational Vehicle even though you cant drive it. Even a popup or a slide in camper is still an RV.

here it is, unhooked. you can see it does not squat it that much,
he has a weight distro hitch to go with it, because he towed it with a 2004 dodge hemi 1500, so you could level it up.
