Well..in my haste about a year ago I rented to some TRASH. My friend vouched for them and I needed renters. Two house payments a month is about impossible. So I let my friends friend move into the house. Husband, wife adorable little girl. Here is the kicker and stupid on my part. No deposit and no lease. Every since then maybe 2 times they have paid rent on time. So every month I lend the money because the rent comes out of my account automatically. So without asking..they borrow...MONTHLY! They do not cut the grass and my GOOD neighbors hate them and complain to me. It's time I kicked them to the curb..it's WAYYYYY past time. Never had to do this so do I just give them a month to get out? Do I have to do any sorta paperwork or lawyers or anything? I NEED THEM OUT NOW! DAYUM WHITE TRASH!!!!! Thanks for any help in the matter. -Shane

I say 2 weeks max to get out. I would also let all the neighbors know you are evicting them.

I know in South Carolina without a lease a landlord is not allowed to kick the renter out IF they meet rent on time..but since they have not been doing this I say you'd be alright. I would have a lawyer consultation ready just in case though.

Are these the GOOD neighbors? If so...that will help out tremendously. That's basically free service since they want them out of the house as bad as you do.

The whole eviction process is a bitch, though. When I lived in apartments, there was some shit bird who didn't pay rent....she got away rent-free for a loong time. Even with eviction notice, there was still like a 60 day window for her to live there free before the contents of the apartment could be turned over to the landlord (to be thrown away). I bet that bitch lived there rent-free for 5-6 months easily. It's not right. You miss a month of rent..you get a penalty and warning. You miss two months...you get the boot.

Can't just throw them out, they(renters) have rights if they know them. ANd if they figure it out later they can sue.

I charge $850 for the house. It's a 4 bedroom ranch on a coudesac in Goose Creek. I'm about to put a new roof on a possibly new back porch and maybe new carpet. Checking into the funds now but the house needs work. Just had a new AC/Heat unit pit in my Junior. -Shane

seriously tho, i am looking for a place for my brother to live when he moves down here next month, but that will be out of his price range.

With no lease you can give them a 30 day notice to vacate the property.
Go to the magistrate they can tell you what papers you need to file/send.
Any and all papers should be mailed registered. That way you will have a paper trail. This should take about two months or more.

If they do not move out then you have to take them to court. Take pics of the grass not mowed,have neighbors write letters to you. If the renters play loud muice, parties, and stuff like that. You still may need to get a lawyer, the Judge may not think they need to move out.

I will only rent from shane with the right to "own" after awhile. Hell, I am a good renter :D

But shane knows that I will gladly help in anyway to get the house back to where it needs to be atleast.

Well yesterday I talked to the magistrate in goose creek. They are trying to email me the paperwork I need to printout, fill out,sign so I can scan and reemail. Faxing just isnt an option on this ship due to no phone line. My neighbor has been helping me out alot so thats good. It seems I have to have someone there to help with this issue and she said yes. If fund will allow I will need to reroof, recarpet, repaint inside as well as redo the crown moulding. No idea about the condition but assuming the worst. I heard windows are broken also. My neighbors kid broke a window but said she would have it fixed cause she had a hook up. Well they said no and just took the 40 bucks. Dirtbags!! Thanks for all the help guys..-Shane

Shane we can save you money by repainting and doing the crown molding and all if you would like. As far as roofing. No go on that one. I can call a guy and see if he still does carpeting. It would be a cost+ job which would save you some money.

One of the fellas here mentioned the roofing so gonna follow up on that soon as I can. Anyone have any hook ups on carpet? The crown molding, inside painting and what not I wouldnt mind paying you to do at all. Soon as I get the shitstains out I will try to get heavy on this. Just wish I was there and not deployed..but then again I might be in jail. Thanks guys-shane
